How do you price above market without deterring buyers?

We separate list price from ceiling value. Through micro-market analysis we identify the highest defensible entry price, then deploy competitive tension with controlled timelines, pre-qualified buyer pools, and broker network seeding to push final close above that. The last three basis points of value are won in the offer room, not on the listing sheet.

What does the media production actually involve?

A full-day on-site production: architectural stills, twilight exteriors, a narrated cinematic walkthrough, and an interactive floor-plan layer. All assets are delivered within 72 hours of shoot day and formatted for both MLS and direct digital placements. We do not outsource.

How long does the full process take from engagement to close?

For most listings, two to three weeks of pre-launch preparation followed by an eight-to-fourteen day market window. We do not drag listings. Extended days on market erode both price and perception, so our entire strategy is engineered around velocity.

Do you work with properties outside the luxury segment?

Our methodology was built for premium assets where the gap between average execution and exceptional execution is measured in hundreds of thousands of dollars. We currently accept listings priced at $2M and above in the Greater Golden Horseshoe.
